So you want to sell your home? We'd like to help. Here are a few simple steps that you can take to insure you are on the road to a happy result.
Step 1 - Hire a REALTOR®

Step 2 - Walk-through/Competitive Market Analysis (Pricing)
Sandy will walk through your house taking detailed notes, then do the necessary research to determine the market value of your home. In addition, Sandy will give specific suggestions and recommendations that will help sell your home for the greatest amount of money in the least amount of time.

Step 3 - Prepare Your Home for Sale
Properly preparing your home for sale is very important in making a good "First Impression" to the prospective buyer. It can also help a house sell faster and for more money. The following link provides tips of things to do to prepare your home for sale.

Step 4 - Listing Paperwork/Getting It on the Market
This is when all the paperwork including property information, disclosures and listing agreement is signed. Now the fun begins...
- Sign is placed in the yard.
- Information about your propery is entered into the Multiple Listing System; now your home is considered an "Active" Listing.
- Photos will be taken and loaded onto web sites and the Multiple Listing System.
- Your customized marketing program begins.
Step 5 - Staging Home for Showings
There are many hints and tips for staging your home during showings. The following link provides a guide of things to do before a showing. After each showing, we contact the showing agent for feedback, primarily to get the buyer's opinion of the property and just to make sure we are in the best condition and price for the market. We call you with the feedback because we know you're anxious to know the buyer's comments.

Step 6 - Offer
The most important time in a transaction is when we receive an offer. Sandy is an expert negotiator and will help guide and advise you through this process of evaluating, negotiating and accepting an offer.
Step 7 - Contract to Closing
Once an offer has been accepted and signed by all parties, the hard work really begins. (Yes, believe it or not, it's been easy up to this point.)
- Escrow is deposited in escrow account
- Title Search is ordered and completed by Title Company
- Loan approval is obtained working through a mortgage company
- Inspections are ordered and completed
- Appraisal is ordered and completed
- Loan commitment is received from mortgage company
- Closing documents are ordered and assembled
- Signing of documents by buyer and seller
- Funds exchange hands
- Documents are recorded
Step 8 - Move!!
You move out and the buyer moves in!
